Market through March 2010

Polk Place is a great walking neighborhood anytime but especially in the spring.  Having grown up in the city I favor a neighborhood with side walks.  I have always felt that these enhancements encourage a sense of community and the side walks in Polk Place help promote a neighborhood friendliness.  Click any of the links to see current homes for sale in Polk Place and check out the market report below.  This is just another great reason I love Franklin TN.

There are as of this post 8 properties for sale in Polk Place, 3 of those are under contract and a 9th listing is pending.  Additionally 3 houses have closed the first 3 months of 2010 compared to just 1 in the same period in 2009.  The average sales price is down from the 2007-08 highs, but as the inventory dwindles expect to see prices climb again in Franklin’s desired neighborhoods.

Sullivan Farms is a great walking neighborhood in Franklin TN.  It is especially lovely when the spring blooms have opened and the families out enjoying the long and sunny spring days.   I have always felt that neighborhoods with sidewalks encourage a sense of community and help promote this friendliness.  Click any of the links to see current homes for sale in Sullivan Farms and check out the market report below.  This wonderful neighborhood is just another great reason I love Franklin TN.

There are, as of this post, 26 properties for sale in Sullivan Farms, 4 of those are under contract and 4 others are listed as pending.  Additionally 7 houses have closed the first 3 months of 2010 compared to just 3 in the same period in 2009.  The average sales price is about the same from 2009 but still below the 2007-08 prices, but like other great Franklin neighborhoods, expect to see prices climb as the inventory continues to dwindle.

Fieldstone Farms, Franklin TN, A Great Neighborhood!

I raised my family in Fieldstone Farms .  My kids grew up there where they made quality friends and are proudly Franklin TN, Williamson County public school products, and college grads too.

When I moved from upstate NY to Tennessee, existing homes or as my Realtor called them “pre-loved homes” were hard to come by.  My kids were used to an urban neighborhood and I thought that an established neighborhood would make the move easiest for them.  I took a chance, on one of the many new subdivision in Franklin TN at that time and never regretted it.

Since we moved into our new home in 1994, Fieldstone Farms(MAP) has expanded to boh sides of Hillsboro Rd.  Hunters Bend and Kindercare schools were both built, the soft ball fields, as were the convenient super market (Publix) and Walgreen Pharmacy on the neighborhood’s edge.

I still frequent the restaurants (Bricks and Austins), but miss the regulars at the dry cleaners and Block Buster.

Fieldstone Farms has a tennis (hard courts and clay) and pool club (2 pools).  There are single family homes, zero lot lines, and townhomes, all ranging from the low $200,000′s to high $700,000′s. If you are moving to Tennessee or just relocating within Franklin TN, Fieldstone Farms has a lot to offer.

Franklin, TN: Fieldstone Farms, compare April 2009 with April 2008 for one of Franklin Tennessee’s most complete neighborhoods.  There are currently 54 homes for sale and 5 homes closed in April with 4 more pending.  This compares with 14 closings for the same period in 2008.

As expected the averages for size, price and days on market are off a bit from last years totals.  We will keep an eye on these to see how things are trending.   The feel of the market is more and more positive and Fieldstone Farms is one of those neighborhoods that will be leading the way as we begin an uptick.

Brentwood, TN is located Just south of Nashville and straddles both Davidson and Williamson Counties. Brentwood is one of the most desirable locations in the Nashville area. It is an array of great neighborhoods of all ranges from the $300,000 price range to luxury homes to multi million dollar estates.  

Brentwood’s location, bordering Nashville makes it ideal for the many associated with the Music City’s Country, Christian, Blue Grass, and Pop music industry stars.     The 2009 1st Quarter Average for Fieldstone Farms, one of Franklin Tennessee’s most complete neighborhoods.  Based on 24 closed home sales in 2008 and 11 closings in 2009.  The total number of sales is down, as is price per square foot, but there has been an uptick in overall sales toward the end of the quarter.

The chart above represents the past 5 years of home sales in Spring Hill TN (Williamson County).  While the Days on the Market has risen the past 3 years and the 2008 sales price is lower than 2007, it is still well above the 2006 mark.  

So after years of value increases, and substantially so the past 4 or more years, the prices remain good for people that have held on.   If you are in the market good buys are there to be found.  Think of buying and staying a few years and your home investment will still be the best money you can spend.

The chart below represents the past 5 years of single family home sales in Franklin TN.  While the Days on the Market has risen the past 3 years and the 2008 sales price has dipped below 2006, still as a long term investment (5 years or more), it is hard to do better than buying and living in Franklin TN
  

 
 

Single family homes sold the past 5 years compiled from MLS data.   Looking at where average sales price and price per square foot were 5 years ago, it is easy to see that overall home ownership inFranklin TN was a successful investment.

Additionally, what the numbers don’t tell you, is that Franklin TN also happens to be one of the best towns in America.  So if you only buy a house for the investment, you would have done quite well.  If your house is also your way of investing in your family’s well being, then buying in Franklin is an outstanding choice.
