Market through March 2010
Polk Place is a great walking neighborhood anytime but especially in the spring. Having grown up in the city I favor a neighborhood with side walks. I have always felt that these enhancements encourage a sense of community and the side walks in Polk Place help promote a neighborhood friendliness. Click any of the links to see current homes for sale in Polk Place and check out the market report below. This is just another great reason I love Franklin TN.
There are as of this post 8 properties for sale in Polk Place, 3 of those are under contract and a 9th listing is pending. Additionally 3 houses have closed the first 3 months of 2010 compared to just 1 in the same period in 2009. The average sales price is down from the 2007-08 highs, but as the inventory dwindles expect to see prices climb again in Franklin’s desired neighborhoods.

Sullivan Farms is a great walking neighborhood in Franklin TN. It is especially lovely when the spring blooms have opened and the families out enjoying the long and sunny spring days. I have always felt that neighborhoods with sidewalks encourage a sense of community and help promote this friendliness. Click any of the links to see current homes for sale in Sullivan Farms and check out the market report below. This wonderful neighborhood is just another great reason I love Franklin TN.
There are, as of this post, 26 properties for sale in Sullivan Farms, 4 of those are under contract and 4 others are listed as pending. Additionally 7 houses have closed the first 3 months of 2010 compared to just 3 in the same period in 2009. The average sales price is about the same from 2009 but still below the 2007-08 prices, but like other great Franklin neighborhoods, expect to see prices climb as the inventory continues to dwindle.

Harlinsdale Manor one of Franklin Tennessee’s finer Luxury Home Communities
Harlinsdale Manor one of Franklin Tennessee’s finer Luxury Home Communities. These homes will be starting under 1 million and building lots in will be in the $300,000s. The community is classic style architecture and will reflect the 19th century early American period in keeping with the Harlinsdale Farms historic preservation park where they are building.

Falcon Creek and Fieldstone Farms in Franklin TN
Two great Franklin neighborhoods for people looking for 3 to 4 bedrooms from 1200 to 2400 square feet. Falcon Creek is largely a 3 or 4 bedroom community with most of its homes under 2400 square feet.
Fieldstone Farms has a wider range and varied offering from town homes, to zero lot lines and sections that offer homes up to 4500 square feet. But for comparison purposes to Falcon Creek the chart below represents similarly sized homes in Fieldstone Farms. Homes larger than 2300 square feet were not included in the chart.
The homes in these two groups are very similar in size, style and features. The differences are in the neighborhoods and much of that is location. Though about equal drive time from Nashville, Fieldstone Farms is the closer distance. Additionally Fieldstone Farms has Hunterwood ElementarySchool in the neighborhood. It also has a Publix grocery store. Walgreens Parmacy, and a couple of restaurants, Bircks and Austins adjacent to the neighborhood. When many in Fieldstone Farms need room to grow they tend to want to stay in the neighborhood and buy bigger. You can do that in Fieldstone Farms and many have, and have had two or three homes in the community.
Buying up is less likely in Falcon Creek, there aren’t homes larger than these available there. What Falcon Creek does have is easy access to the interstate just a minute from I-65 and 5 minutes from the Rte 840 exchange. Since Carothers has opened all the way to Cool Springs the Galleria Mall and all the shops, movie theaters, and restaurants are less than a 10 minute drive. The last thing to know and perhaps most important for the fruggle shopper is that a comparably sized home in Falcon Creek is on average $17 less per square foot than the same house in Fieldstone Farms
These are two great neighborhoods and two great communities.

Some carriers have waived their text charges to facilitate this service. If you are looking for a way to help, it doesn’t take a minute. I know there will be an extra collection at church Sunday, but if you want to do a little something right now, just pick up the phone.

Condos, Lofts or Townhouses in Nashville
Condos, Lofts or Townhouses are the perfect solution for people that want to own their own place without tying themselves down to the maintenance and yard work that comes with a single family home. The time may be perfect to get a great deal in some of these Condos. But buying into these communities don’t come without risks.
Before you buy in these communities it is important to research a few things:
- the percentage of owner occupied to investor owned (some lenders prefer majority or better ownership ratios)
- the financial stability and records of the Condo Association
- the Association’s maintenance plan (if there is not a plan for projects to keep the community up to date you may be looking at $$ special assessments as needed)
- the general state of the entire community (even if the unit you want is outstanding, its value for resale will be based on comparable properties in the community. So if the others are run-down, your resale may not go well)

Learn about Brentmeade in Brentwood , a great neighborhood with large lots and luxury homes. Conveniently located, just off Concord Rd, it is a short drive to I-65 and just 15 minutes from Nashville and 10 minutes from Cool Springs Shopping and Galleria Mall.
